Infrared imaging is not used in all home inspections, but it becomes very useful in certain situations.  There are environmental factors that must be considered before and during any inspection services involving the infrared camera.  Without proper training the camera becomes a dangerous liability for inspectors.  Without proper knowledge inspectors will draw inaccurate conclusions and give their clients useless information.  So professional training for the operators is a must.  I have been trained by, Fluke, the manufacturer of my camera, by InterNachi, a professional home inspector organization and the best training by, The Snell Group, an international leader in infrared training.  Fees for infrared inspections vary and are tailored to the scope of individual projects.  I do use my camera in certain circumstances in home inspections at no additional charge to the client.  Our fees are never increased without consulting with the client for approval.  The following are some examples of the services that can be performed with our camera.  My infrared camera can be used to capture thermal images of building envelopes to help reveal air leakage, missing insulation, moisture problems, electrical problems, and in some cases insect infestations.  Our camera is specifically designed for building envelopes and has a thermal sensitivity of .07 degrees Fahrenheit.  This means two adjacent surfaces varying in temperature by less than .1 degree are detectable.  Intensive and in-depth training are needed to interpret anomalies suggested by the thermal images obtained.  All anomalies captured by the camera are nondestructive and must be verified by other means.  Infrared is a great way to map out wet areas on flat roofs, eliminating the need to replace the entire roof when spot repairs are more economical.  Infrared technology is even used in detecting thermal anomalies in the equine industry to keep minor problems from becoming more severe.  I am in the process of teaming with veterinarians to find new uses for my camera.  Call Jackson & Jackson today to see if we can help with your problems.
